Keys, codes and no meeting
You do not need to be there. Access details, a quoted price and a confirmed schedule are enough to run most turnovers.
Junk Removal · Utah County
Units cleared between tenants, with the turnaround measured in days rather than weeks. For landlords and managers who need the unit rentable again, not tidy.
Turnover work has a different shape from a homeowner call. The person who left is not the person paying. Nobody is going to walk the unit and tell you what stays. The job is simply to get everything out, get it clean enough for a paint crew, and do it before the next tenant is due.
Tyler works with property managers as one of his three core client types, so the practical parts are already normal: keys or codes rather than meeting on site, a written quote per unit, invoicing rather than payment on the day, and photos of the cleared unit if you need them for a file or a deposit deduction.
What is left behind in a turnover is predictable. Furniture that was not worth moving, a mattress, food in the fridge, bagged trash, sometimes a car load of belongings in the parking stall. All of it is standard, none of it changes the price after the fact provided the volume matches what was quoted.
Anything usable is still donated rather than tipped. Deseret Industries, Tabitha's Way and the ReStore in Orem take furniture and household goods, and metal goes to Western Metals or MCR.
Units are quoted individually from photos or a quick walkthrough. Most single unit turnovers are a half load at $350 and up, with heavier ones reaching the $650 full load price.

You do not need to be there. Access details, a quoted price and a confirmed schedule are enough to run most turnovers.
Before and after photos on request, so a deposit deduction or an owner report has something behind it.
Multiple units, or the same building month after month, gets the same pricing structure rather than a fresh negotiation each time.
Questions
Yes. Most turnovers run on a code or a lockbox with the price agreed in advance. That is the normal way this work happens.
No. Utah has its own rules about how long abandoned tenant property must be held and how it must be handled, and that is your decision to make with your attorney before the clearance is booked. Once you have decided it goes, Tyler removes it.
Yes. Set it up when the first quote is confirmed.
Same day or next day in most of Utah County. If you have several units going at once, give Tyler the list and they get scheduled together.
A rough description or a photo is usually enough for a real number.
Got it.
