Cedar Hills sits on the slope between Pleasant Grove, American Fork and Alpine, and it is one of the few cities in the valley with essentially no industrial ground and very little commercial. What it has is houses, most of them built from the nineties onward, on streets that climb.

Those houses fill in a predictable way. Two and three bay garages that started out roomy and now hold shelving, sports gear, seasonal storage and the bikes everyone outgrew. Unfinished basement space that turned into storage by default. Yard material from mature landscaping on steep lots.

The bench location does one practical thing worth knowing: driveways here are often steep and long. That does not change the price, it just means Tyler plans the load so the trailer is parked somewhere sensible rather than halfway up a slope.
